For your investment properties or should you need to rent out your own home, Edmonds Realty is fully equipped to meet all your needs. The list of available services include:

DAY TO DAY RESPONSIBILITY FOR THE OPERATIONS OF THE PROPERTY, INCLUDING:

* Rental of property, including thorough screening of all applicants and preparation of all necessary paperwork.

* Regular policing of the property, including grounds, landscaped areas.

* Timely reponse to concerns, complaints, etc. from residents.

* Coordination of tenant move-ins/outs.

* Quick and efficient turnover of vacated property for speedy rent-up.

* Coordination with contractors for services needed for the property (e.g., pest control, landscaping, painting, roof repairs, electrical and plumbing repairs).

COLLECTIONS:

Consistent and efficient collection of rents and other revenues, as well as handling of evictions, if necessary or appropriate.

ACCOUNTS PAYABLE:

Review, approval and payment, from the proceeds of the property, of all invoices relating to the property, including debt service, if requested.

REPORTING:

Quarterly preparation of operating statements and variance analyses outlining all revenues and expenses attributable to the property.

YEARLY BUDGETS:

Preparation in October/Novembe of yearly operating budgets for approval by owner or owner's representative for the following budget year.

INSURANCE COVERAGE:

At owner's request, research and subsequent placement of insurance required to adequately protect the property and its owner(s).

FILES & RECORDS:

* Safekeeping of all files and documents (e.g., accounting, owner(s) and operations). * Safekeeping of keys, hardware schedules, drawings, plans, etc.

FEE SCHEDULE:

* RENTAL FEE: For condominium apartments and single family residences, the equivalent of one month's rent for a minimum of a one (1) year lease, payable at the time that the first month's rent is collected. The Fee to be adjusted depending on the length of a lease having less than a one-year duration. For example, the leasing fee for a 6-month lease is 50% of the agreed upon monthly rent. The fee includes payment by Edmonds Realty of advertising costs up to $100.00.

* MONTHLY MANAGEMENT FEE: The greater of $150.00 per month or 10% of the gross monthly revenue, payable monthly.

* Reimbursement of expenses such as office supplies, postage, copies, mailings and labor costs directly attributable to the property.
